第八条 甲方应保证房屋及其内部设施的安全。符合有关法律、法规或规章的规定要求。乙方应正常使用并爱护房屋内部的各项设施，防止不正常损坏。合同终止时，乙方应当按时交回房屋，并保证房屋及内部设施的完好(属正常损耗的除外)。

第九条 乙方在出租房屋使用过程中，如出租房屋及内部的设施出现或生妨碍安全、正常使用的损坏或故障时，应及时通知甲方并采取有效措施:甲方应接到乙方通知后叁日内进行维修;乙方无法通知甲方或甲方拒绝不维修的，乙方可经物业管理部门鉴证后代为维修，费用由甲方承担(从房租中扣除)。

第十二条 本合同有效期内，发生下列情形之一的，本合同自动解除:

(一)发生不可抗力或意外事件，使本合同无法履行;

(三)乙方提前三个月通知甲方解除合同。

解除合同时，乙方预交款有结余的，应当将余款退还乙方。

第十三条 因下列情形之一，甲方有权解除本合同，由此造成甲方损失的，乙方应向甲方赔偿:

(一)未经甲方同意及有关部门批准，乙方擅自改变出租房屋用途的;

(二)乙方违反本合同第十条规定，不承担维修责任或支付维修费用，致使房屋或设备严重损坏的;

(三)未经甲方书面同意及有关部门批准，乙方将出租房屋进行装修;
